The two basic categories of legal descriptions (land distributions) for land in the USA:  

STATE MADE LAND GRANT

The original 13 states and 7 more (Hawaii, Kentucky, Maine, Tennessee, Texas, Vermont, and W. Virginia), are where the states made the original land grants, and an indiscriminate system of meats on bounds is used.   This system relies on the location of neighboring land owners and other physical descriptions.

FEDERAL MADE LAND GRANT

The other 30 states had their land granted by the federal government, and use a surveyed system of meridians, baselines, townships and ranges.
